PROJECT OVERVIEW

Following an initial site visit and consultation—during which we assess the overall feasibility of your proposed build—we will provide a formal quotation. This quotation will detail the scope of work, payment schedule, and responsibilities of all parties involved.

Upon acceptance of the quotation and receipt of the initial payment, the project will proceed to Phase One.


PROJECT PHASES:

PHASE ONE – PERMIT APPLICATION

  • Land survey fees and tree removal fees (if required) shall be paid by the client.
  • Architectural/Structural Drawing: Includes design per consultation and OBC (Ontario Building Code) compliance, with plan views, elevations, sectional drawings, and structural details required for the permit application.
  • Electro-Mechanical Design: HVAC, Plumbing, and electrical drawings as required.
  • Filling of necessary forms and drawing set; liaison with City, periodical follow ups, and reply to any City inquiries until Building Permit issuance.
  • Permit Fees collected by the City would be paid directly by the client.

PHASE TWO – SITE PREPARATION

  • The client is responsible for ensuring site access, including clearing debris, junk, and snow. 
  • Demolition, Excavation, and Backfill completed in accordance with the approved permit drawings. 
  • Any additional requirements such as shoring, DSS reports, land survey, or water management (e.g., pumping from the foundation) will be charged separately to the client. 
  • Utility Connections to the existing main building are included. For direct connections to municipal utilities, additional costs shall be payable by the client, and request shall be confirmed during the design phase. 

 PHASE THREE – CONSTRUCTION

  • Foundation: Footings, foundation walls, slab, damp-proofing, and drainage installation.
  • Rough Structure: Steel and timber framing, rough plumbing, electrical, and HVAC installation. 
  • Roofing: Flat roof construction with rafters, sheathing, and asphalt  finishing
  • Windows & Exterior Doors: Double-glazed vinyl windows and steel exterior door.
  • Exterior Finishes: Brick veneer and stucco, including lintels and sills.
  • Insulation & Drywall: Batt insulation on above-ground levels, spray foam for basement and joist pockets, 1/2″ drywall installation.
  • Includes exterior caulking.

PHASE FOUR – INTERIOR FINISHING

  • Flooring: Installation of vinyl flooring for 1st and 2nd floor
  • Tiling: Installation of tiles for powder room, bathroom, and laundry area
  • Stairs: Red oak treads, risers, and handrails stained to match flooring colour
  • Interior Carpentry: Installation of hollow-core interior door, baseboards, door & window casing
  • Millwork: Supply and installation of kitchen cabinetry, vanity cabinets, and quartz countertop as per design
  • Electro-Mechanical Finishes: Final plumbing, electrical, and HVAC installations.
  • Wall Finishes: Paint-grade finish throughout. 


REMARKS: 

  • Garbage Disposal would be included in the quoted cost.
  • Scope of Work will vary depending on each project.


PAYMENT SCHEDULE

10% Due upon signing of Quotation
40% Due 2 weeks prior to start date
40% Due upon completion of the foundation
5% Due upon completion of drywall installation
5% Due upon final permit close-out
